This calculator applies the England and Northern Ireland SDLT bands only — Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT), both with different thresholds and rates, so this tool will give you the wrong answer north of the border or west of Offa's Dyke. SDLT thresholds also change with the Budget more often than most buyers expect, so always check GOV.UK for the rates in force on your completion date.
